About

Mescarealtors compiles independent due-diligence research for remote tax-deed and trustee-sale buyers — public records, site context, and risk screening organized into Fact, Complete, and Expert View reports.

We are a research and information service, not a real estate brokerage. We don't list properties for sale, represent buyers or sellers, or provide legal, environmental, or investment advice. You verify everything independently before bidding.

Mr. Steve Park, CEO — 20 years in real estate and development. Steve leads report scoping and buyer consultations so you understand exactly what you're getting before any payment.

Want to review our work before inquiring? Read the free Expert View sample report — same format and depth we deliver on paid orders. Questions: sales@mescarealtors.com.

You're not paying for a PDF — you're buying back your time and avoiding a $50k mistake.

Tax-deed properties have no disclosures. Doing this yourself from out of state means weeks of county research, a flight to walk the site, title fees, and still missing things that only locals catch. We deliver a complete dossier in days — for less than DIY.

Fact View — $1,499

DIY desk research: $1,600–$2,100 · 20+ hours

We pull GIS, recorder, EPA, zoning, and sale rules — organized with sources. You read one report instead of learning a new county system.

  • No all-nighter on Municode
  • Env & code flags you'd likely miss
  • Delivered in days, not weeks

Complete View — $4,499

DIY with travel: $4,000–$5,500 · flight + title + site visit

Skip the plane ticket. We walk the property, shoot photos/video, run title, and analyze the local market — so you see it like you're there.

  • No $800–$1,400 round trip
  • Title search + walkthrough included
  • Know condition before you bid

Expert View — $7,499

Full pro stack: $6,500–$11,000+ · consultant + attorney + model

Walk into the sale with a bid range, a go/no-go, and a strategy call — not a guess and a prayer.

  • Suggested max bid (avoid overpaying)
  • Multi-year holding model
  • 30-min strategy consult included

Report types

Same property, three depths — built for remote investors who can't walk the site themselves.

Common questions

Are you a real estate agency or brokerage?

No. Mescarealtors is a due-diligence research service for tax-deed and trustee-sale buyers. We compile public-record research into reports — we don't broker deals, show homes, or represent buyers or sellers.

Why does it cost this much?

Because doing it yourself from out of state typically runs $1,600–$2,100 (Fact), $4,000–$5,500 (Complete with travel), or $6,500–$11,000+ (Expert with consultants) — in time, fees, and flights. We deliver faster, catch what DIY misses, and still cost less than the alternative. One bad bid can cost $50,000. The report is insurance.

What's the difference between Fact, Complete, and Expert View?

Fact View ($1,499) is desk research and public records. Complete View ($4,499) adds title search, photos/video, walkthrough, and local market. Expert View ($7,499) adds holding-cost modeling, best-use analysis, bid range, go/no-go, and a strategy consult.

Can I see a report before buying?

Yes — our free Expert View sample report on 123 E Main St, Chicago IL shows the depth and format you can expect.

Why don't you take payment on the website?

These reports are a significant purchase. We want you to understand exactly what's included — and ask questions — before you pay. After you submit an inquiry, our team explains scope and pricing; payment instructions are sent only when you're ready.

How do I pay?

After our team walks you through the report, we send instructions for debit/credit card, ACH, or PayPal — whichever you selected on the inquiry form. Email sales@mescarealtors.com with questions anytime.

What are the property discussions?

Each property has a curated discussion highlighting key questions and observations. Mescarealtors manages what's posted to keep it accurate and on-topic.

Is this legal/investment advice?

No. Mescarealtors compiles research from public records for your own evaluation. It's not legal, environmental, or investment advice and not real-estate brokerage.

About Mescarealtors: We compile due-diligence research on tax-deed and trustee-sale properties from public records.
